Without being too “tongue in cheek”, have you experienced this pheomonen?  You are considering buying a home and suddenly you are surrounded by Real Estate Experts?

Santa Clarita realtorThey have done and seen it all.  They tell you that they have sold multiple homes and have had several rentals.  If you are short selling, they know all about it and when you vent they provide assistance by telling you that, “Your agent is doing it wrong…”

They tell you about the “smoking hot deal” they were able to get on all of their real estate dealings.  Where they practically “stole” the home they had bought.

They paid zero fee’s when they sold their home, or their agent discounted the commissions so much they practically did it for free.

Part of our “Crash Course in Real Estate” has to do with letting our clients know that their friends, family and those that are not even asked for their opinion, may not be as much of an expert as they are claiming.

The Short Sale Experts

When we have our sellers, that are “distressed”, with a short sale.  Our sellers experience many up’s and down’s with the short sale process.  Simply, the collection department of the bank and the short sale department of the bank are two separate entities.  They do not communicate with one another and have very specific job assignments.  The collection department is going to call, mail, harass and attempt to press the seller into a Loan Modification.  If you have attempted a Loan Modification, they will attempt to resolve your falling behind by giving you another chance.  They are going to post stuff on your door, mail your certified letters and ring your phone off of the hook.

This will be happening at the very same time your real estate agent is in the process of Short Selling your home, condo or town-home.  In fact, because it is so “crazy” to speak about the two different factions of the bank not communicating with one another, we often initiate a “silent” conference call with our client while we speak with the short sale department.

After phone calls of that type, our clients are relieved, befuddled and dumbfounded…  ”Humph… it is really the case where there is no communication between the collection department and short sale department at our bank…  Unbelieveable.”  Is a typical response from our short sale clients after the phone call.

The Short Sale Experts in you arena will tell you that is not the way it is supposed to work.  Your bank should be wanting to do everything it can to help you.  They are held to the new Governmental regulations and have to perform.  Heck, they read an article or watched a new program that validates their expertise.

The Real Estate Deal Experts

You are buying a home and you are working with your trusted adviser/Realtor.  They are working hard to find you the property you want to purchase that fits within your parameters.  You are actively viewing properties, you are writing offers, but nothing is happening.  You are not being a success in your home purchase.  So, the real estate experts in your periphery tell you about the “Great deal that they had when they purchased their home.”  Their offer was accepted without having to be countered.  They bought the property for far less than asking price.  The seller fixed everything they had asked for.  The seller even replaced the carpet, painted and installed new appliances before escrow closed.  And, there was a fruit basket, from the seller, left in the property as a House Warming Gift…

“Properties are flooding the market, foreclosures are everywhere, there are easy real estate deals to be had…”, they tell you without blinking twice…  They say, “When I bought my first home I literally got it for almost nothing…”

“Maybe it’s  your real estate agent…”, “Call my cousin Tim”, they say.

That is just bad Intelligence

It may not be your real estate agent.  It could be, but to believe the stories of the real estate experts in your sphere of influence will cause you more harm than good.

Most real estate agents close somewhere between 5-10 transactions a year.  That’s right, does not sound like much, and it isn’t.  I said that is “Most” or “average”.

Top Producing Real Estate Agents close upwards of 80 Transactions a year.  That is the crowd we hang out with and the crowd we are a part of.  The So Called “Real Estate Experts”, may have sold 5 homes in their lifetime.  However, there are time within the year where we are closing 5 Escrows a week representing Real Estate Buyers and Sellers.  Real Estate agents, the top producers, know what they are doing and the best way to assist you with what you want to do in Real Estate.

Be Safe and get good advice.  We always tell our clients, both buyers and sellers, to give us the intel they receive from the “real estate experts” in their sphere.  We do this because we remember the time before we were Active and Full Time Real Estate agents, Pre circa 1998.  We remember when we had purchased our first home and we were knee deep in experts, and I’m not talking about our Agent :-)

What do buyers think of viewing unkept, dirty, and cluttered homes for sale

Whenever we walk into open houses with our clients or homes that are for sale – it does make a “subtle” difference when they are staged versus when they are in need of a “super clean and de-clutter”.  I can tell from the expressions on our clients faces, if they are “set back” when viewing homes that have not been taken care of and when there is “no visible pride of ownership“.

With Today’s Santa Clarita Real Estate market being over 60% short sale in nature, most of those sellers are still living in the properties.  However, they are a bit jaded when buyers, that are interesting in purchasing their “distressed” home, start viewing the property.  I get it – but if someone wants to short sale their home – it is a necessary part of the process in getting the bank to approve the home being sold short.

Another thing we do our best to convey to our Short sale sellers – “We understand that you Selling Short is your choice – but also know that in order for your home to get sold short, you need a buyer that wants to purchase your Short Sale“.  ”Try to keep it picked up and decluttered…”

There are many things to avoid when staging a home. When selling a home its appearance is one of the most important ingredients to attracting a buyer. You never get a second chance to make a first impression and avoiding some of these mistakes will help set your selling process off on the right foot.

  • Do not over decorate. You may think adding a “Pottery Barn” touch is a good idea but it is easy to overdo it. Keep things simple and uncluttered.
  • Don’t use color. A fresh coat of paint can go a long way, but stick to neutral tones. Too much color can turn a potential buyer off.
  • Get rid of knick knacks, trophies, collections, and the like. Too many keepsakes often appear as clutter, but they also personalize a space. The key is to eliminate your home showing off you and enable a buyer to envision living in it himself.

These are but a few things to keep in mind of what not to do when preparing your home for sale. There are countless columns, snippets, and articles about how to do things, whether it be staging, remodeling, or designing, but sometimes the most important things on the list are left out, the things not to do.

Bank Owned and those homes that have completed the Foreclosure Process are not exempt.  We notice that buyers are more likely to write “lower than asking price” offers when the property is in poor condition, cluttered and dirty.

More foreclosures on their way to the Santa Clarita Valley

I know there is something we can all agree upon, inventory is horrible.  Sure there are a lot of Short Sales on the Santa Clarita market for sale.  Over 55% of the current real estate listings for sale in the Santa Clarita Valley are Pre-Foreclosures(aka short sales).  That means that the true “availability” is not known – even when those listings are showing up as active, some of the agents choose not to update their status :-(

We don’t know the number of banks and the Seller’s Hardship.  It, the short sale, might not be allowed to go through.  It is a gamble when you are approaching a short sale to purchase. However, if the agent knows what they are doing and if they are being dilligent in the representation of the Seller, more than likely, it will work out.

The question of “how long” is the key component when you are considering writing an offer on a Short Sale Listing.  It could take Months to get from offering date to the date of approval – then after the approval, it could take more “months” of time to complete.

The Santa Clarita Valley Open House

I have always been curious about the “why” that is at work when Real estate agents are doing videos, writing blogs, and sending mailers about how “open houses” don’t sell homes.

Did you know than according to the National Association of Realtors Open Houses are successful less than 1% of the time in actually selling a home to the person visiting the open house?  That is a fact.

What about the theory of Six Degrees of Separation – as applied to Real Estate by Paris911?  There is a theory about the Six Degrees of Separation that I think might actually apply to real estate and why your real estate agent should be employing all of the tools to sell your home.

When a agent does an open house – they get a chance to tell the world, again, that your home is for sale. The open house gives them another change to hammer the channel where they have advertised your home for sale.  They are able to tell the world, once again, that your home is for sale.  Who Wouldn’t want their home listing re-lived?  However, we are talking about hard work selling homes, not luck or tricks. It is realistically the employing of the Best Advertising and Marketing that will put the most eyes on your home that your agent is trying to sell.  It is the price that is set and whether it is competitive with the market that will best get your home into escrow.

Whether you are selling your home as a FSBO or through a REALTOR, you will no doubt encounter at least one open house during the process. Instead of dreading an open house embrace it, this could be the way you find your buyer. While a buyer may not directly walk through your front door at you open house, a connector to a buyer might, whether it be the buyer’s REALTOR, friend, sibling, or co-worker. This being said, the better impression your home can make, the more likely you will have a successful open house.

People looking at a home want to feel comfortable. On the day of your open house make sure that your home looks bright, cheery, fresh, and clean. Bake some cookies and have a delicious smell wafting in the air in your kitchen. Have your furnishings arranged in such a way that your home flows and appears as roomy as possible.

Simple is good. Have personal items and photos put away, and make sure you have plenty of space available to fresh eyes. People want to envision themselves in your home, not what it would be like living as you.

Most importantly, back off. Do not follow people around your home as it can make them uncomfortable. Better yet, find something else to do on the day of your open house so that people can come in and feel at home. They just might find that they want to make your home their home!
