<p style="text-align: left;">We have been watching as they have been talking about the shadow inventory and the &#8220;future releases&#8221; of foreclosure inventory.  Just an FYI, this has been the rumor all along during this current market and for the past 3 years.  I&#8217;m not holding my breath, neither should you <img src='http://santaclaritamoves.com/wp-includes/images/smilies/icon_smile.gif' alt=':-)' class='wp-smiley' /> </p>

<p>Today, we have scaled down our Foreclosure Parties &#8211; to us and a select few clients that are wanting to expand their mind into the investment realm.</p>
<p>There are so many questions that the client considers &#8220;Dumb&#8221; and would not dare ask in an open forum like a Foreclosure Party.</p>
<p>Our &#8220;One on one and one on two&#8221; sessions are better scripted for the attendee to comment and question freely.</p>
<p>In addition, in the group format, we were pushing two hours.  In the &#8220;smaller group&#8221; format, we are at the 45 minute top mark.</p>

<p>If you venture into a New housing tract, you may find out that <strong>the representatives are not being as up front with you &#8220;at first glance&#8221;.</strong>  As of the date of this post, barring anything changing, all of the New Housing tracts and New construction sites have mello roos.  Walk into some of the new home centers, they are not going to give you that intel in the first few minutes.</p>
<p>It will be a while if at all.  According to some of our most recent clients.  &#8221;They did not tell us that there were over $6K a year i<em>n mello roos tax!&#8221;</em></p>
<p>That makes me sad but reemphasizes my position as always stating that you need your own real estate represtative at any of the new housing and new construction home sites.</p>
<p>The same applies to buying a re-sale home.<strong>  There are many areas that have Mello Roos and Assessments in the Santa Clarita Valley Cities.  </strong>Make sure your real estate professional gives you the &#8220;Rest of the Story&#8221;.</p>

<p>Escrow is a neutral third party within a Real Estate transaction.</p>
<p><strong>It is very important to have your real estate professional choose an Escrow Company and Escrow officer that &#8220;Packs the gear&#8221; to facilitate your closing</strong>.  This applies to whether you are on the Seller&#8217;s side or on the Buyers&#8217; side.</p>
<p>&#8220;An <strong>escrow officer</strong> is the person that walks you through the closing process.  They are usually employed by the title company that you are working with(not the case in CA). They are a neutral third-party, responsible for overseeing the escrow process. They typically perform the title searches, prepare final paperwork, witness the document signings as well as ensure that the transaction is executed properly and legally.&#8221;</p>
<p><strong>The choice of escrow is about a 50/50 draw.</strong>  Most commonly, in real estate within the Santa Clarita Valley, the seller chooses who the Escrow Company will be.  The real estate professional is usually the guide into the &#8220;who to choose&#8221; process.  However, we have seen, depending on the type of real estate market it is, the <strong>Buyer having more control over who is selected for Escrow.</strong>  Both the Buyer and Seller each pay their own part of escrow, typically.</p>

			<content:encoded><![CDATA[<p>I suppose the question is better phrased,<em><strong> &#8220;How does Connor MacIvor get Page 1 Organic results for Santa Clarita Keywords and Phrases?&#8221;</strong></em></p>
<p>Just in today, we heard that some of our<em><strong> Santa Clarita Real Estate competitors</strong></em> are wondering this and I have decided to fill you in to a small amount of how we do, &#8220;the real estate thing&#8221;.</p>
<p>My Background is not computers or technology. <strong> I was not born of some GREAT SEO Guru</strong>.  My Dad was a field engineer for a Governmental <a href="http://blog.paris911.com/2012/05/26/how-to-get-to-page-1-of-google-for-real-estate-agents-free-20-part-course/internet-connection/" rel="attachment wp-att-10725" target="_blank"><img class="alignright  wp-image-10725" style="margin: 5px;" title="Page 1 of Google for Realtors" src="http://blog.paris911.com/files/2012/05/iStock_000004619850XSmall-300x225.jpg" alt="How to get your real estate business on Google's Page 1" width="300" height="225" /></a>contractor working on the ICM system during the cold war.  Although dad was a brain, graduate of the <strong>School of Minds</strong>, he was more of the &#8220;Engineer&#8221; type than the &#8220;Nerd&#8221; type.  (BTW &#8211; there is nothing wrong with Nerds, ever hear of Bill Gates&#8230; Respect it baby!)</p>
<p>I am not going to be pompus and say that, &#8220;I&#8217;m just that good&#8230;&#8221;  Because if anyone ever tells you that they are &#8220;Just that Good&#8221;, they are lying.  Good has it&#8217;s place, so does Lucky &#8211; but having to learn about what makes a Website hit page 1, that was something that was a &#8220;hard learn&#8221;.</p>
<p><em><strong>Lucky is that bad guy running from the police, shooting over his shoulder (behind him) and hitting one of the police with a fatal shot.</strong></em>  While that is not the cop&#8217;s lucky &#8211; it is the bad guy&#8217;s lucky. <em> I had a few &#8220;lucky moments&#8221; that were life and death situations while working the Motor Squad with the LAPD &#8211; some give me chills when remembering.</em></p>

<p>Back in 2007 is when I started delving into the Internet, optimization and search engine game.  I read a lot of books, mostly about Sales, the &#8220;the psyc of selling&#8221; and delved head first into Real Estate from a transactional approach.</p>
<p>Coming from a Law Enforcement background helped immensely.  It taught me several things &#8211; some were the most important lessons:</p>
<ul>
<li><strong>Work Ethic</strong> &#8211; The pay does not change the harder you work. So work hard all of the time.</li>
<li><strong>Satisfaction in helping</strong> &#8211; While the pay is never stellar &#8211; versus the risk involved in being a cop &#8211; we obtain great reward by helping those in need.</li>
<li><strong>How to teach the unteachable</strong> &#8211; With all of the Instructional Development courses and the many different certifications that I received, I learned how to teach the &#8220;hotel charlie&#8217;s&#8221; of the world that were within the Police World.  BTW &#8211; H/C &#8211; Hotel Charlie&#8217;s = Hard Core Operators.</li>
</ul>
<p>With that background and my willingness to humble myself and listen about things I had no knowledge of, I was able to develop a system of writing content, linking, and writing core content better than any other &#8220;operator&#8221; in the Santa Clarita Valley Real Estate world and vicinity.</p>
<p><strong>Everything you see is written by me.</strong>  I do not pay for blog content or ghost writers.  I have several &#8220;IDX search systems&#8221; that I love, Foreclosure Resources and Property Pricing and value databases- these three things give me Real Estate related things to write about.</p>
